Football clubs have traditionally expanded their commercial footprint through stadium naming rights, kit deals, and global merchandise lines. Now, Manchester City F.C. is redefining sports-branded monetisation by entering the master-planned real estate market.
Through a partnership with Abu Dhabi developer Ohana Development, the club officially unveiled "Manchester City Yas Residences by Ohana"—a massive $4.1 billion gated waterfront enclave situated along Yas Canal. Representing the Premier League champions' inaugural residential venture anywhere in the world, the project transforms a sports brand into a fully integrated living environment.
The project's official debut at Abu Dhabi's Etihad Park featured key executives from both parties, including Ohana Development CEO Husein Salem, COO Mustafa El Sammak, and City Football Group CEO Ferran Soriano. The direct involvement of City Football Group’s top leadership signals a deep strategic commitment, moving beyond a standard brand licensing deal to create a residential ecosystem custom-built around the team's identity.
The unveiling coincided with a major shift in local real estate oversight. The Abu Dhabi Real Estate Centre leveraged the occasion to launch digital Expression of Interest and booking systems via the Madhmoun platform. Operating under direct ADREC management, this framework enforces mandatory escrow accounts for off-plan sales to enhance transparency and safeguard buyer capital. By pairing a high-profile sports partnership with stricter investor protections, Abu Dhabi is simultaneously advancing its luxury real estate market and its regulatory standards.
Spanning 1.67 million square meters, the master plan comprises over 2,000 homes designed for a diverse demographic—ranging from entry-level buyers to high-net-worth investors. The portfolio includes apartments, waterfront penthouses, maisonettes, and six dedicated clusters of four- and five-bedroom standalone and twin villas. Entry-level apartments start at approximately AED 1.7 million, while standalone villas average around USD 1.9 million.

It's less "apartment block with a badge on the lobby wall" and more a full lifestyle ecosystem with training pitches, recovery suites, heritage exhibits, and a canal-front social scene, all threaded through with Manchester City's sky-blue identity. Beyond world-class athletics, the development functions as a fully self-contained neighborhood, allocating over 55% of its total area to open green spaces and landscaped gardens—an exceptional ratio for a waterfront project on Yas Island.

The masterplan also folds in essential community infrastructure, including education and healthcare services stating that this is designed as a self-contained neighborhood, not just a resort-style enclave.
This deal fits a broader pattern of sports clubs monetising their brand well beyond match days, and it's a notable evolution for Manchester City specifically, whose ownership already operates a global network of clubs and commercial ventures through City Football Group. Branding a residential community lets the club extend its identity into everyday life for thousands of residents, especially training academies for kids, wellness routines modeled on elite athlete recovery, and canal-side cafés carrying the club crest.
For Abu Dhabi and Ohana Development, the project is also a statement about the emirate's ambitions in the branded-residence space, a category long dominated by fashion houses and hospitality brands (think Armani or Bulgari-branded towers) rather than football clubs. Pairing a $4.1 billion waterfront masterplan with a globally recognised Premier League name and doing it alongside new regulatory safeguards for off-plan buyers — positions Yas Island as a serious contender in the region's increasingly crowded luxury real estate market.
With completion targeted for 2029, it will be several years before residents are training on Manchester City-branded pitches or sipping coffee at the City Café along Yas Canal. But the scale of the launch and the fact that it drew City Football Group's own CEO to Abu Dhabi to unveil it emphasises that this is meant to be more than a one-off branding exercise.
