Once buyers understand why snagging matters, the next question is almost always the same: can I just do this myself?
You can. Nothing in UAE law requires a licensed inspector. But "allowed" and "advisable" are two different things, and the gap between them gets wider the more valuable your property is.
What DIY Snagging actually gets you?
Walking through your own unit before handover is definitely worth doing. You’ll notice the obvious things — chipped tiles, uneven paint, or a wardrobe door that doesn’t close properly. These are easy to spot, and reporting them early can save you trouble later.
But there are also issues you simply won’t see during a normal walkthrough. Things like water pressure problems, an ELCB that trips under load, condensate drains that back up in August heat, hairline cracks behind a fitted kitchen unit — these need moisture meters, thermal imaging, and someone who knows what a UAE-spec AC unit should sound like under 45°C load.
Most buyers don't own that equipment or that experience, and developers know it. A professional inspection can catch these issues and give you a clear, signed, documented report from a certified inspector when you're negotiating repair timelines with the developer for repairs or following up with RERA or the DLD.

A professional snagging inspection isn't just more thorough, it's a different category of document. It's timestamped, cross-checked against your Sales and Purchase Agreement (SPA) and approved specification schedule (not the sales brochure), and categorised by severity — cosmetic, functional, safety-critical. That distinction matters legally because safety-critical items sit closer to your decennial (10 year) liability protections, while cosmetic ones sit inside the standard Defects Liability Period. A report that draws that line clearly is far harder for a developer to dispute or deprioritise.

Professional snagging in the UAE typically costs AED 1,500–3,000 for apartments, and AED 3,000–5,000+ for villas. That is roughly 0.1–0.5% of your property value. Compare that to the cost of fixing a hidden AC leak, retiling floors, or resolving mould damage — all of which become your expense once the one-year DLP expires and you cannot prove the defect existed at handover.
A professional snagging inspection is a relatively small cost compared with the potential expense of fixing problems later. Once you know what to look for, the next step is making sure those issues are properly documented and raised with the developer.
